New Construction

Approval of Construction Plans
No Construction activity of any kind, including excavation or lot clearing, shall begin until the Homestead Homeowners Association New Construction Committee has given written approval of the construction plans.
 
Homestead New Construction Guidelines
  • Minimum Square Footage:  
    • 1,800 square feet on the main floor for a ranch, raised ranch, and split foyer designs
    • 2,000 square feet for the story and one-half designs (1,200 square feet on the main level) 
    • 2,200 square feet total living area 2 story
  • Construction Method:  Stick-built.  No prefab or modular.
  • Exterior Materials:  Brick front, vinyl siding; no home shall have any exposed concrete or block on the exterior.
  • Garage:  2 car garage, 20' W x 22' L, dependent on lot restrictions.
  • Driveway Dimensions:  20' W x 40'L, dependent on lot restrictions.
  • Foundation:  Crawlspace or basement.  No slab construction.
  • Roofs:  Dimensional shingle
 
New or additional construction within The Homestead subdivision is
subject to approval by the New Construction Committee.
